The railings on some of the balconies appear to have spacing greater than 4 inches between the vertical bars which was approved by the City when the code was greater than 4 inches. The Association’s Insurance Carrier wished to remind residents to carefully monitor children and pets and should Owners wish to add lattice panels they can reduce the size of the openings. Please refer to the approved lattice specification for more information.
When Seabridge Village complex was built, the construction codes at the time allowed 6 inch spacing between the vertical bars on your private balconies. However since that time, new construction codes have been amended to require spacing to be less than 4 inches because of safety concerns. Since we believe a special assessment to correct this spacing problem in every balcony would not pass, we urge you to either add approved lattice to prevent any child or pets from slipping between the space and falling to the ground. This is very important should you ever have small children or pets on your balcony.

As you may or not be aware, pedestrian and tennis court access continues to be a serious concern of the Board of Directors. Following numerous maintenance projects and in a continuing effort to better serve its residents, the Board has authorized the re-keying of the Beach and Adams pedestrian gates and the tennis court gates after May 5, 2013. Your existing pedestrian gate and tennis court key will no longer work and you will be unable to gain access with your old keys. Your existing Seabridge Village HOA and Seabridge Villas keys will NOT be affected.
As a Seabridge Village Master owner, you will be provided one (1) gate key at no charge.
For you convenience, keys will also be distributed at the Beach gate after 14th.
In order to pick up a key you need to be the registered homeowner and provide photo identification. After the initial key, a $25.00 fee will be charged for each replacement key. If an owner wishes to designate a tenant or representative to obtain their keys, written authorization is required. If written authorization is not provided, the keys will not be provided.
If you are unable to pick-up your key at the Beach gate, you may pick-up your key at the offices of Action Property Management located at 2603 Main Street, Suite 500, Irvine, CA between the hours of 9:00 a.m. and 5:00 p.m. Monday-Friday. If you prefer to have your key mailed to you certified mail please contact Action Property Management in writing, a $5.00 fee will be charged for certified mail requests.
